Can you hold a place before I apply?
No. We require a full credit/background check on all prospective tenants before we move forward with securing the unit.

Do I pay first month’s rent and last month’s rent with my security deposit?
We require first month’s rent, last month’s rent and security deposit to move into any of our units.

Is the security deposit refundable?
Yes. We do a full inspection once you have turned in all keys and remotes and return the security deposit as long as we do not find any security claims.

You have a property I want to rent. How do I apply?
You can download a credit/background application off of our website at the bottom of the annual listings page or come into our office and fill one out in person.

How do I pay rent?
You can mail in your rent each month, drop it off during regular business hours, pay online through electronic check or have it automatically deducted each month.

I want to get a pet. What do I do?
Some properties do not allow pets at all. There are also certain pets that we do not allow. If you want to get a pet, you need to consult your agent to see if the owner would allow a pet. If so, you need to provide proof of up to date shots, a picture of the pet, signed pet addendum and a $200 nonrefundable pet fee.

I want to move out, but my roommate wants to stay. What do I do?
You are equally liable for the terms of the lease. If your roommate wants to stay, he/she would need to sign an addendum releasing you from your lease obligations and make up your half of the last month’s rent and security deposit.

My lease expiration is coming and I want to move out. What do I do?
You need to provide written notice no later than 30 days prior to your move out date. If it is after that, you can be charged for another month’s rent.

Who is responsible for paying for repairs and maintenance requests?
Tenants are responsible for useable items (ie: light bulbs, smoke alarm batteries, filters, etc.). If an item in the unit is not functioning correctly as a result of normal wear and tear, the owner is responsible for repairing it.

Is there another application for homes in HOAs and do I pay that fee?
No. The owner pays any association application fee.

Who is responsible for HOA dues/fees?
The owner pays all HOA dues and fees unless a fine is incurred as a result of something the tenant is doing.

Are there any restrictions on vehicles?
Some associations do not allow pick-up trucks or marked vans. This is largely subjective and based on each association so it is best to ask in advance.

How do I renew my lease?
About 60-90 days prior to the end of your lease, you will receive a renewal notice in the mail. If you intend to renew your lease, you will need to contact us and we will set up a time to do a renewal inspection with you where we sign the renewal paperwork at that time.
