Am I required to make my property available to Section 8?
No. This is a personal decision. We have dealt with Section 8 housing in the past so if you have questions on anything, please call and we can answer any/all of them.

Are you licensed?
We are licensed and insured. With the exception of two of our administrative staff, everyone in our office is a licensed real estate agent in the state of FL.

Can I reach you after hours?
Our office is open 9am-5pm, Monday-Friday during season and 9am-5pm, Monday-Thursday and 9am-4pm on Fridays out of season. If there is an afterhours emergency, we can be reached on our emergency line at 941-650-8107.

Can you put the rent proceeds directly into my account?
We can set up owners for direct deposit each month or send the owner a paper check. Whatever is easier for them.

Do I get to see the lease or sign it?
You will be provided a sample lease when you sign your listing agreement. You will also be provided a copy of any and all agreements signed by the tenants when they move in. You can also access all forms relating to you property through your Owner Portal at any time. We will sign all documents on your behalf to keep the process streamlined.

Do you sell real estate too?
We do not. We would rather be the master of one than a jack of all.

How and when do I get my checks?
You will receive your checks after the tenant’s payment has cleared our bank account and all open work orders have been closed.

How is rent collections handled?
Rent is due on the 1st and late as of the 5th of each month. If we do not receive payment by then, we issue a notice to deliver all funds.

How long of a lease do you sign?
We typically only use one year lease term with the option to renew at the end of each year. Upon renewal, we require that the tenants have all carpets professionally steam cleaned and do a full inspection with the tenant before we renew to them. We will do two year leases, but will not do a term longer than two years.

How much security deposit do you collect from the tenant?
The security deposit is equivalent of one month rent and is fully refundable if we do not find claims after the tenant departs.

How soon can you start managing my property?
As soon as we receive keys, a signed listing agreement and the owner reserve.

What type of properties do you manage?
Condominiums, single family homes, mobile homes, duplexes, all types as long as they are not commercial.

What types of reports do I get and how often?
You will receive a 1099 earnings statement in January of each year for the previous year’s earnings. You can access reports that detail expenses and income anytime through the Owner Portal.

Who holds the tenant security deposit?
We hold the security deposit in a non-interest bearing escrow account.

Who pays for lawn care and pool care?
This is up to you as the owner. We normally recommend that the owner keeps these in their name and we incorporate them into the asking price. This allows us to monitor it more closely and make sure that it is being done correctly.

Does the tenant pay HOA fees/dues?
The owner pays all HOA dues and fees unless a fine is incurred as a result of something the tenant is doing.

What separates you from other management companies in the area?
We are the only company in the area that has a full time maintenance department to facilitate maintenance on the property. Their extensive knowledge of most issues that arise on rental properties allows the agents to focus on the leasing and legal aspects of the landlord tenant laws in FL.
